What Specification Do You Need for a Year-Round Garden Room in Horsham?
The garden room market has grown considerably across Horsham and the surrounding West Sussex area — and so has the gap between what a properly built garden room delivers and what an online kit product provides. A building that photographs well in August and is cold, damp and expensive to heat by November is not a year-round workspace or a useful leisure room. It is a garden shed with better windows.
Understanding what specification a garden room actually needs to perform throughout the year — in a climate that includes West Sussex winters, damp autumn months and the kind of sustained cold that the Weald and the surrounding Sussex countryside experiences from October through to March — is the difference between a building that serves the household well for decades and one that disappoints within the first year of use.
This post covers the specification elements that matter most: insulation, structure, glazing, cladding, heating, electrical installation and the ventilation requirements that are routinely underspecified on lower-end products. Insulation — The Foundation of Everything
Insulation determines how much energy is needed to heat the building and how consistently comfortable it is throughout the year. Everything else about garden room specification is secondary to getting this right.
Floor Insulation
Floor insulation is the element most often underspecified on budget products. A floor sitting over a cold ground void or directly on a concrete slab loses heat rapidly in winter if the insulation beneath it is inadequate. The minimum for year-round use is 100mm of rigid PIR insulation beneath the structural floor deck — a U-value of around 0.22 W/m²K or better. Many online garden room products specify 50mm or less. The difference in floor temperature on a cold January morning between 50mm and 100mm of floor insulation is noticeable immediately.
Wall Insulation
Wall insulation in a timber-framed garden room is typically fitted between the structural studs and, in a well-specified building, supplemented with a layer of rigid insulation on the warm side of the frame. Minimum for year-round use: 100mm of mineral wool or equivalent between studs, with a vapour control layer on the warm side and a breather membrane on the outside of the frame. A U-value of 0.25 W/m²K or better. Walls specified at 50mm stud depth with no additional insulation layer will feel cold to the touch in winter and will generate high heating bills throughout the colder months.
Roof Insulation
Roof insulation is where heat loss is greatest in any building. In a flat or mono-pitched garden room roof, the insulation sits within and above the roof structure. A minimum of 150mm of rigid PIR insulation is the correct specification for year-round performance — achieving a U-value of around 0.18 W/m²K. At this specification the roof surface feels warm to the underside in winter and the building retains heat effectively overnight. At 75mm or less — common on kit-build products — the roof is the primary source of heat loss and the building requires significantly more heating to stay comfortable.
Glazing — Thermal Performance Not Just Appearance
Full-width bi-fold or sliding doors are a standard expectation on garden rooms across the Horsham market — and in a well-specified building they are perfectly compatible with year-round performance provided the frames and glass are specified correctly.
Thermally Broken Aluminium Frames
Thermally broken aluminium frames are the standard for any garden room that will be used year-round. A thermally broken frame incorporates a thermal barrier between the inner and outer aluminium profiles, preventing the frame itself from conducting cold from outside to inside. Non-thermally-broken aluminium frames — which look identical from a distance — conduct cold at the perimeter of every opening, cause condensation on the inner frame surface and significantly increase heating loads in winter. Most reputable glazing suppliers now use thermally broken sections as standard; some lower-cost systems do not.
Double or Triple Glazing Specification
A minimum of double glazing with a low-emissivity coating and an argon fill between the panes — achieving a U-value of 1.2 W/m²K or better for the glass unit — is the correct specification. The difference in thermal performance between a low-E double-glazed unit and a standard clear double-glazed unit is meaningful on a full-width glazed elevation facing the garden.
For garden rooms in sheltered, south-facing garden positions — common on the detached and semi-detached properties of the Horsham residential estates and the village properties of Southwater, Billingshurst and the surrounding area — solar gain through glazing can also be an issue in summer. Specifying glass with an appropriate solar control coating, or designing the roof overhang to provide summer shading, prevents the building from becoming uncomfortably hot in June and July.
Cladding — Appearance and Longevity
Cladding determines how the building looks and how much maintenance it requires over its lifetime.
Treated Softwood
Treated softwood — the most common cladding on lower-cost garden rooms — weathers to a grey finish within two to three years if left untreated, and requires restaining every three to five years to maintain both its appearance and its weather resistance. Composite Cladding
Composite cladding is effectively maintenance-free for the life of the building. Available in a range of profiles and colours, it looks contemporary, does not warp or split in wet weather and requires nothing more than an occasional wash. For garden rooms on properties where ongoing maintenance is a consideration — or where the building is difficult to access for repainting — composite cladding is a practical long-term choice.
Heating — Sized for the Insulation
A well-insulated garden room needs relatively modest heating. The mistake commonly made on lower-spec buildings is fitting a small, inadequate heater into a poorly insulated shell — the heater runs continuously and the room never reaches a comfortable temperature.
For a typical garden room of 15–25 sqm on a Horsham residential property, a properly insulated building with the specification described above requires approximately 1.0–1.5 kW of installed electric heating capacity. A wall-mounted infrared panel heater or a low-surface-temperature convector with a thermostat and timer will maintain comfortable working temperature throughout a West Sussex winter on that load.
For a poorly insulated building of the same floor area, heating loads of 3–4 kW or more may be needed to achieve the same temperature — with correspondingly higher running costs. A garden office used five days per week through winter months at 4 kW rather than 1.5 kW costs over £400 more per year to heat at current electricity prices. Across a ten-year period the cumulative cost difference significantly exceeds the price gap between a properly specified and a poorly specified building.
Electrical Installation and Ventilation
Every garden room used as a workspace or leisure room needs an adequate electrical installation — a dedicated circuit from the house consumer unit, sufficient socket outlets for all equipment, appropriate lighting and a heating circuit with thermostat control. The electrical installation must be notified under Part P of the Building Regulations and certified by a registered electrician on completion.
Ventilation is the element most consistently overlooked in garden room specifications. A building used as a workspace needs either opening windows for natural ventilation or a mechanical ventilation system to maintain air quality during occupied hours. Without adequate ventilation, CO₂ builds up in an occupied airtight building — causing fatigue and reduced concentration in a home office context. Trickle vents in the window frames and an opening section in the glazing handle this adequately on most buildings. On highly airtight constructions, a heat recovery ventilation unit maintains air quality without significant heat loss.
